Our Design Delivery Approach

1. Property Potential Report — $400

A preliminary property review, two-page PDF, planning budget and rental scenarios, with a short online consultation. Submit your details and continue directly to secure Stripe payment. Delivery timing is confirmed after property review. No measured drawings or development guarantees.

2. Site Concept / SD — starting from $900

Explore what could fit. Two site-placement or layout approaches for one ADU, preliminary floor-plan sketches and a concept massing study. Includes consultation and two consolidated revision rounds.

3. Developed Design — from $3,500

Refine your chosen concept. Dimensioned plans, elevations, a key section, preliminary materials and up to three AI-assisted presentation views checked against the drawings. Includes consultation and two consolidated revision rounds.

4. Construction Documents — from $6,500

Prepare for permit submittal. Architectural drawings, consultant integration and two architectural plan-check response rounds.

Each phase is priced separately. The report is an optional first step; consultation already included in a design phase is not charged again. Site complexity and project scope determine your final proposal.

Coordination & Project Support

Design coordination and construction-phase support: $150/hour. Permit coordination: from $2,000. Scope and caps agreed in advance; included coordination is not billed twice.

A few details before you begin

• Reviews: Custom SD and DD each include two consolidated revision rounds on the agreed scheme. Developed Design includes two review meetings.

• Site information: The Property Potential Report is a preliminary desktop review, with no measured drawings or confirmed feasibility. Concept sketches use supplied information and are not surveyed or permit-ready. Construction Documents require consultation, verified site information and a written scope.

• Separate costs: Engineering, surveys, energy compliance, consultant and agency fees are separately scoped. Permit approval is not guaranteed.

• Tailored proposals: Complex sites, conversions, two-story designs and multiple units need a project-specific quote.
